We believe investors deserve to understand exactly how returns are created — and how Kresproperty makes money. There are no hidden fees, no black boxes. Here's everything.
We charge a 10% fee on each property's gross rental revenue. This is how we cover operational costs: staff, technology, compliance, and marketing. It's charged only on revenue collected — we don't earn unless the properties earn.
When we acquire a property, we charge a one-time structuring fee (1–2% of acquisition price) to cover legal costs, due diligence, and setup. This is disclosed upfront in every property's investment memorandum.
On Gold and Platinum plans, if a property delivers returns above the stated maximum range, we share 20% of the excess with Kresproperty as a performance fee. This aligns our incentives — we only earn more when you earn more than expected.
If you request a withdrawal of principal before your investment's maturity date, a 1.5% early exit fee applies. This covers the administrative cost of finding a replacement investor and ensures fairness to remaining investors. There is no fee on withdrawing accumulated earnings.
Our fee structure is deliberately designed so that Kresproperty earns more only when our properties perform better. We don't charge fixed management fees regardless of performance — our primary income is a percentage of actual revenue collected.
This means when occupancy is high and nightly rates are strong, we earn well. When properties underperform, our income falls too. We are financially motivated to maximise every property's performance at all times.
We succeed when you succeed. If a property earns nothing, we earn nothing. That's the right incentive structure.
