Investing in real estate through Kresproperty involves financial risk. The value of investments can go down as well as up. You may receive back less than you originally invested. Past performance of any property or portfolio is not a reliable indicator of future results. Only invest capital you can afford to put at risk.

1. Nature of the Investment

Kresproperty offers fractional investment in residential and serviced apartment properties located in multiple jurisdictions. Investors acquire an economic interest in property income and/or capital appreciation, not direct legal ownership of the underlying real estate asset.

Your investment is held under a trust structure. The trustee holds legal title to properties on behalf of investors. This structure provides investor protections including ring-fencing of client money from Kresproperty's own operating funds.

2. Market Risk

Real estate markets are subject to cyclical movements. Property values may decline due to macroeconomic factors including changes in interest rates, inflation, employment levels, and GDP growth in the country of the investment property.

Short-term rental markets (Airbnb) are particularly sensitive to travel demand, local regulations, seasonality, and competition. Occupancy rates may fluctuate significantly outside of projected ranges.

3. Regulatory & Legal Risk

Local government regulations in our operating markets — including Dubai, London, Lagos, and others — may change. New regulations could restrict short-term rental activity, increase property taxes, or introduce licensing requirements that impact rental income.

We maintain a dedicated legal and compliance team to monitor regulatory developments in all operating jurisdictions. We will communicate material regulatory changes to affected investors promptly.

4. Currency Risk

Our investments are denominated in USD for reporting purposes. Underlying property revenues may be collected in GBP, AED, NGN, or other local currencies. Exchange rate movements between these currencies and USD may affect actual returns received by investors.

5. Liquidity Risk

While we offer withdrawal facilities, real estate investments are inherently illiquid assets. In certain market conditions or high simultaneous withdrawal volumes, processing times may be extended beyond our standard 1–5 business day window.

We maintain a liquidity reserve equivalent to at least 15% of total investor capital to support normal withdrawal activity.

6. Platform Risk

Kresproperty is the operational manager of the investment platform. In the unlikely event of Kresproperty becoming insolvent, your investment assets are held by an independent trustee and are not available to Kresproperty's creditors. An orderly wind-down process would be initiated under the supervision of our FCA-registered trustee partner.

7. Concentration Risk

Investors who concentrate their capital in a single property or region are exposed to concentration risk. We encourage diversification across multiple properties, plan tiers, and geographic markets. Our portfolio tool provides concentration metrics to assist with this.

8. Return Projections

All ROI figures published by Kresproperty are projections based on historical data and financial modelling. They are not guaranteed returns. Actual returns may be higher or lower than projected. The word "guaranteed" is only used in relation to our minimum return provisions on Gold and Platinum plans, subject to the reserve fund having sufficient balance.

9. Tax Considerations

Investment returns may be subject to income tax, capital gains tax, withholding tax, or other levies in your country of residence and/or the country of the investment property. Kresproperty does not provide tax advice. You should consult a qualified tax professional in your jurisdiction before investing.
